“Open Homes” near Sebastopol this weekend

There are six open homes in or near Sebastopol this weekend and most are worth a look. MLS# 21224841 is located at 3599 Celesta Ct. This is a cul de sac off of Barnett Valley rd with very good views, but it’s on the cool side of the fog line. The home was built in 2009 and is 2715 Sq Ft with 4 Br and 3 Ba. There’s a 3 car Garage. It’s a well built custom home with a better than average floor plan that sits on 5.1 minimally landscaped acres. The design of the home does not take advantage of the views, but the price is close to right at $1.199MM.

MLS# 21224841 is located at 8439 Elphick Rd, Sebastopol. Easy walking distance to Twin Hills middle school and the cemetery ( Handy for Zombies and Ghouls as well as fans of Charles Schulz whose remains are planted there) . this is a 1956 built 1930 Sq Ft home on 1.05 acres with an outbuilding. It sits close to the road, the walkway to the home is badly buckled, the floor plan…I’ve seen much worse. It recently fell out of escrow and the price was reduced, probably because It needs a lot of work. it’s priced at $499K.

MLS# 21301443 is located at 5300 Denver lane, this is not far off HWY 116 and Lone Pine Rd, expect some traffic noise. It’s a clean little 1250 Sq Ft 3/2 on .660 Acres that has been fixed up pretty well. The price is $499k and the current owners have had it on the market several times since they bought it at the peak.

MLS # 21215060 is located at 1650 Cooper rd, this is a 1932 built 1886 Sq Ft 3 Br 2 BA farmhouse that has been somewhat modernized. It sits on 1.95 acres very close to the Laguna De Santa Rosa. It’s a long, narrow lot and it’s been on the market since July 2012 with a whopping $22k in price reductions.

MLS# 21302210 is located at 2824 Burnside Rd, it’s a serious fixer on a moderately steep to quite steep 13.29 acre lot with nice pastoral views. Built in 1966, it has 1828 Sq Ft, 3 Br and 1,5 Ba. The asking price is $749K which seems reasonable considering the location.

MLS# 21210831 is located at 1189 Grandview, it’s a 2007 built 4719 Sq Ft 6 Br 4.5 Ba home on 3.870 Acres. They did a nice job on this one, but the price of $1.9MM is clearly too high or it would have sold. It’s worth a look.

If you are touring with an agent and looking for a place with some land stop off at 3250 Acreage Lane (MLS# 21302593). It’s off Graton rd not far from Hwy 116. This is a 3221 Sq Ft 1999 built custom home with 4 Br and 3 Ba on 18.63 acres. Usable land, private, very nice location. They did a nice job on this home, but the current owners bought at the peak and have had it on and off the market since 2008 starting at $2.35MM ( They paid $1.85MM in 2005). They are now asking $1.595MM. Not a bad price at all for what you get, but I’d offer $50k less and see what happened.

Great weather this weekend, tour some homes, drop by the Patisserie Angelica for something sweet and sinful and take home a bottle or two of good wine.
