A snapshot of “Sebastopol Area” Inventory

We have 55 active listing including condo’s, single family homes and “Farms and Ranches” .

Ten of these are priced below $500k, One is actually in Occidental and Three are in Camp Meeker.

There are 22 active listings priced between $500k and $1MM. One is in Occidental and three are in Camp Meeker.

There are 23 active listings priced above $1MM, two are in Occidental and the highest priced active listing is 9501 Mill Station Rd at $4.99MM.

There are 50 homes in this area that are contingent or pending.

26 are priced at $500k or less,. four of these are in Occidental, one is in Bodega, one in Camp Meeker and one in Graton.

19 are priced between $500k and $1MM. Two of these are in Occidental and one is in Freestone.

This leaves 4 homes priced above $1MM. Three are in Sebastopol and one is in Occidental. The highest priced home in this category is 636 Gold Ridge,Sebastopol which is priced at $2.899 MM and well worth the price.

I think these numbers show where the supply is and where the demand is. And it indicates to me that the best buys are likely to be among the homes priced above $1MM, sellers are quite often willing to accept a price well below the asking price. 9501 Mill Station rd is a good example. It’s a lot of  good land with two homes and a lake on it, one home  is 6700 square feet. It has been on the market quite a while, if I were looking for something spectacular I’d offer $4MM and see what happened.
