I thought I’d take a look at the active listings in Sonoma County for SFR’s and “Farms and Ranches” . I am including Farms and Ranches because many of them are so classified for tax reasons and are actually estates. I am excluding every property in any other category including “Contingent, Show”. At $400k and under there are 329 listings starting at $159k, at $400k-$650k there are 248 listings.When you get to the $650-$850k price tier we are looking at 113 listings and at $850k there are 65 active listings. That’s your middle class housing. Let’s look at the high end. In the $1MM-$2mm price tier there are 92 active listings, 7 in the $2MM-$3MM range and 76 listings at $3MM or more with the most expensive being Joe Montana’s place at $35MM. 922 active listings and 175 of them at $1MM plus. Food for thought.
