It’s 11160 Occidental Rd, sebastopol Ca 95472 MLS # 21207957 now priced at $659.5k. It’s a regular sale, the current owners paid $423k for it in 2001 and put $1MM into improving it and they did a very nice job. Only .730 acres, so this is a country home and not a horse property or potential hobby vineyard and a fair amount of the lot is wooded. Very nice materials and workmanship, very good landscaping, nice open floor plan. The asking price is well below the cost to reproduce the structures and landscaping. Quite a hit, ouch.

Where did their $1MM go?
Sorry, clicked submit too fast… it’s difficult to tell from the 17 photos where their $1MM went.
Matt, a lot of it went into the landscaping. They overpaid in 2001 by about $100k and did not cut any corners on materials or workmanship, they also got permits for what they did. I’d guess they spent at least $150 per sq ft on the upgrades. Bathrooms and kitchens are expensive. It’s $100k cheaper than the best comp (Comps here are a nightmare, low turnover and diverse housing stock along with 50 microclimates).
