Very nice materials and workmanship, very good landscaping, nice open floor plan. The asking price is well below the cost to reproduce the structures and landscaping. Quite a hit, ouch.

    Matt, a lot of it went into the landscaping. They overpaid in 2001 by about $100k and did not cut any corners on materials or workmanship, they also got permits for what they did. I’d guess they spent at least $150 per sq ft on the upgrades. Bathrooms and kitchens are expensive. It’s $100k cheaper than the best comp (Comps here are a nightmare, low turnover and diverse housing stock along with 50 microclimates).
